5 Quick Tips to Get Your Home Ready for Winter

Sep - 19 | Team Jane Kelly | no comments. | Uncategorized

The winter months are quickly approaching, and I’m hoping that you’ll have a warm, cozy season in your home! I’m including some quick tips for making sure that you and your home are ready for the winter months ahead!  I hope that you find these tips to be helpful and useful.
If you need anything at all, you can reach me at 888.733.5263 or visit my Web site at

1. Roof repairs: If you can safely get onto your roof to inspect for missing shingles or other factors that may lead to a leaky roof, now’s the time to do it!  If not, call in a professional organization and have them take care of the rooftop work for you.

2. Seal it off: Inspect doors and windows to ensure that the weather-stripping is in good condition.  This will keep your house warmer and cozier in the winter months.

3. Hot stuff: Make sure that your heater and ventilation systems are in good working order!  Clean out accessible ducts and replace filters where necessary.

4. Chimney sweep: Creosote, a black substance that builds up in the chimney when wood is burned, can cause chimney fires.  Inspect your chimney for creosote and call a chimney sweep to keep your fireplace safe and functional.

5. Gutter check: Now’s the time to clean out those rain gutters again!  If you want to do it yourself, make sure that you can safely access the gutters and then scoop out any debris, blast the drains clean with a high-powered hose, and repair any leaks you may find along the way.

Camden County Floodplain – New Changes Made

Sep - 19 | Team Jane Kelly | no comments. | Uncategorized

The Camden County Floodplain has changed quite a bit, and will continue to change because of a recent ruling from the Federal Emergency Management Agency (FEMA).  Earlier this year, FEMA has sent Camden County commissioners a Final Letter of Determination, stating that they must draw up new flood maps.  Those who own lakefront property in Lake of the Ozarks may be paying more and doing more to maintain their houses under the new plan.

The plan must be approved by the county in order for homeowners to be eligible to buy flood insurance, or to be determined they are not in fact in a floodplain. As of July 2011, Camden County has reluctantly approved the new maps proposed by FEMA. Most homeowners along the lake will feel the impact.

However, homeowners have a course of action they can take if they wish to request that FEMA officially remove their property and/or structure from the flood hazard area.  FEMA has established procedures and processes to change the property designation, referred to as the Letter of Map Amendment (LOMA).  First, property owners can go on to the FEMA Map Service Center website to see if their property is in fact in the floodplain. If the property is located in the floodplain, owners must have an engineering survey done showing the base flood elevation and the lowest adjacent grade of structures they have on their property.  Depending on the Elevation Certification, produced from the engineering survey results, FEMA will issue the homeowner a LOMA, which is absolutely essential when it comes to homeowners insurance.  Most financial institutions require the insurance as part of a mortgage loan, and if flood insurance is needed on top of the usual homeowners insurance, the cost to the homeowner could number in the thousands.

Being exempt from the floodplain means not having to buy costly flood insurance, which will save homeowners money in the long term.  Many financial institutions are taking the stance that if any part of a property touches the lake, then the entire property is in a Camden County floodplain.  Loans are being reexamined and notices are going out to homeowners from mortgage holders, requiring them to buy flood insurance, which can cost an extra $300 – $5,000 a year or more.  The LOMA is the only thing that will save homeowners from having to buy this insurance.

Camden County is letting residents know that it will take anywhere from 30-90 days to complete the paperwork process necessary to apply for a LOMA from FEMA.  There is good news, however.  Residents can submit the paperwork online to FEMA using the e-LOMA system, which can speed up the approval time to as little as 24 hours.  Remember that in order to qualify for a LOMA and be exempt from the Camden County floodplain, an engineering survey of the property must be done first.  These typically cost anywhere from $400-$500, but the money saved in the long run by not having to buy flood insurance could make the process worth it for homeowners.

Local Restaurants Give CROP Hunger Walk a “Jump Start”

Over 16,000 children die DAILY from hunger related diseases!  That is only the CHILDREN!  Hundreds of thousands people in our world don’t know when or where their next meal will come from.   Those are astounding numbers and most people here in the mid-west think they represent third world countries or very large cities with lots of crime, drugs and poverty.   That is, indeed, a fact.  However, there are hundreds right here in the Lake of the Ozarks area who are also going to bed hungry and have few resources for clothing, shelter and basic hygiene needs.   Our local food banks have seen a tremendous increase in need the past few years.

The Lake of the Ozarks community has responded to those needs continuously and vigorously.  We are a relatively small community with a large population of “part-time” residents.  Yet there is a tremendous outpouring of “giving” to those in need.  This is apparent by the many fundraising events held in the area – from small grass roots efforts to large corporations.  The people of the Lake have great big hearts!

The Lake of the Ozarks CROP Hunger Walk is one such event that is off to a great start this year due to the energetic efforts of local churches and businesses.  CROP is sponsored by Church World Service (CWS) whose purpose is to reduce hunger and poverty worldwide.  Seventy-five percent of funds raised go to CWS and 25% of all funds collected will go to HOPE House Food Bank.  The CROP Hunger Walk will take place on Saturday, September 17 with registration starting at 9:30 at Ruthie D’s Restaurant parking lot at Bittersweet and Horseshoe Bend in Lake Ozark.  The 5K walk begins at 10 a.m.  Visit our website at to or contact Bette Taylor, 365-7805 for additional information.

Five local restaurants have already jump-started this fundraising effort to reduce hunger by donating a portion of their daily receipts and/or tips to CROP Hunger Walk.   Shell’s Pasta Emporium, Culver’s and Golden Corral held fundraisers on specific days in August.   Shell’s and Culvers donated a percentage of their receipts and Golden Corral donated all the tips received by their wait staff and the “celebrity waiters” who volunteered.  There are still two restaurant opportunities – Bob Evans will donate 15% of their receipts on September 11th between 9 a.m. and 9 p.m.  Half Sauced Barbeque is donating 10% of their proceeds on September 14 from 11 a.m. to 8 p.m.  Visit to print off a flyer to present at the restaurants when you pay your bill.

The following churches and organizations are also participating in CROP Walk as recruiters to obtain walkers and through direct donations:  Church at Osage Hills, Our Lady of the Lake Catholic Church, Christ the King Lutheran Church, Faithbridge Church, Lake Presbyterian Church, Our Faith Family Church, First Family Church, Grace Fellowship Church, Riverview Baptist Church, Lake Ozark Christian Church (Disciples of Christ), Boy Scouts Troop 21 and Fellowship of Christian Athletes at School of the Osage.

Last year, the Lake of the Ozarks CROP Hunger Walk raised almost $8,000 and nearly $2,000 of that went directly to Hope House Food Bank.  This year, our goal is to top $10,000 and the restaurant fundraisers have given us a great jump start.  Call Bette Taylor, 365-7805 or visit to sign up for the CROP Walk, to make on-line donations and view a video of last year’s walk.  You can Walk or “Rock” (we will have rocking chairs available for those who cannot walk) and help stomp out hunger.  Together, we CAN make a difference “One Step at a Time.”
